Construtora Guia expand Mossoro Phase 1 luxury housing range

This week our team finalised the contractual arrangements to bring luxury housebuilder Guia on board to build our houses in Phase 1, Quintas da lago, of the Mossoro development.

Our previous product range of 3 luxury villa options have now been expanded to 14 villas options with 3-6 visual design options per villa. This means we have now achieved a far superior level of commercial appeal ensuring we capitalise on selling as many villas as possible within the Phase 1, Quintas DA Lago, part of the project.

A target of 50-100 villas has been set and 25 plots have been reserved in Guia's name. To view Guias website visit http://www.casasguia.com.br/ . Guia will shortly be creating a new 140m² villa to bridge the gap between luxury and affordable housing. Currently the smallest size villa Guia build in their 'Casa Guia' range is 180m² and the largest are the 'flagship villas' at 420m² and 500m². Of our original 3 villas, the smaller 160m² and larger 250m² villa will be kept as flagship villas in their size categories and the 200m² villa will be dropped.

In the entrance of the shopping mall in the City of Mossoro (1 km from the development) Guia have set up a sales stand to promote the sale of the villas (see photo on the right).

Official valution of the Mossoro development, NE Brazil brings excellent news

This week an official valuation of the Mossoro Affordable Housing Development, NE Brazil was carried out by leading firm Dexter Engenharia. Dexter Engenharia work with leading banks in Brazil including HSBC and Santander Bank. Dexter have valued the site at R$60 million, (R$88 per m²) which is really excellent news. The land was originally purchased for R$15 million (R$20.5 per m²). The development has also been valued by another firm to be worth as much as R$100 per m².

Show house nearing completion at Mossoro development, Northeast Brazil

We are delighted to report that the show house in the Mossoro development is now nearing completion. The landscaping and pool for the house is now being finished and the interior is nearing completion.

Fast pre-launch plot sales for Phase 1 of Mossoro Affordable Housing development.

Our Brazilian team report the excellent news that the sales of the plots for Phase 1 of the Mossoro Affordable Housing development have been selling much faster than planned. It has therefore been decided by the Aspiral team to suspend sales of plots until the official development launch date. Together with planned incentives, the show house will enable us to place greater emphasis on plots being sold with houses to be constructed by ourselves at a later date. The official launch date and completion of the show house for the Mossoro Affordable Housing development is estimated to be early-November 2008.

62% of Phase 1 Plots in Mossoro Affordable housing development now sold

Our project manager in Brazil has informed us that 62% of the 313 plots in Phase 1 (Quintas do Lago) have now been sold within 5 weeks since the pre-launch.
